Project Manager

Position Description: Supervise construction projects from beginning to end, ensuring projects are completed within time and budgetary constraints. One of the main focuses is maintenance of budget and cost control, while leading superintendent and project coordinator. Plan, direct, coordinate, and/or budget activities related to construction of the project. Participate in conceptual development of a construction project and oversee its organization, scheduling, and implementation.

Primary Responsibilities 

• Work with owner/architect from start of each project to ensure scope & vision are understood 

• Oversee startup, working with Pre-Construction Coordinator, on each project. Including details like permit submission, LOI, submittals, and contracts 

• Create and maintain master schedule for each project 

• Complete one month outlook report every week, for each project they’re running 

• Coordinate change order process including soliciting pricing from sub-contractors and presenting to owner in a timely manner, insuring profitability for BCMI 

• Conduct weekly and/or monthly progress meeting with owner and architect 

• Conduct weekly and/or monthly sub-contractor progress meetings to stay on schedule 

• Negotiate with vendors, suppliers and subcontractors when buying out contracts 

• Prepare and submit project estimates to clients, when requested, in a timely manner 

• Investigate damage, accidents, or delays at construction sites, to ensure proper procedures are being carried out 

• Evaluate construction methods, determine cost-effectiveness of plans (if applicable), and confirm specifications are followed 

• Take actions to deal with results of delays, bad weather, or emergencies at construction site

• Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures and construction problems 

• Requisition supplies and materials to complete construction projects 

• Prepare and submit budget estimates and/or cost tracking reports 

• Submit payment applications on a monthly basis 

• Perform safety audits at jobsite, ensure safety requirements are met, obtain fire permits 

• Work with Superintendent to make sure field requirements are met related to safety and QC 

• Manage RFI process Secondary Responsibilities 

• Responsible for maintaining project milestone schedule 

• Review & understand critical items in owner/contractor agreement (liquated damages, completion date, etc.) 

• Make sure BCMI is represented on site when the Superintendent can’t be there 

• Any other task required by BCMI management
